What we do
Electrical and M&E services for London, Kent and the South East
JKS London keeps commercial, public-sector, airport and retirement-living buildings safe, compliant and running smoothly — with one NICEIC-approved team covering testing, maintenance, installation and facilities management.
Since 2004 we have helped organisations understand and meet the regulations, procedures and legislative requirements that apply to their buildings. Instead of juggling separate electricians, maintenance firms and builders, you get a single accountable partner with in-house electrical and mechanical engineers and qualified tradespeople.
Whether you need one periodic inspection, a fully planned maintenance programme or a turnkey refurbishment, we start by understanding your site and your obligations — then deliver the work with minimal disruption and clear documentation.

Compliance made simple
The building obligations we help you meet
Duty holders must be able to show that their building services are safe and properly maintained. These are some of the most common requirements our services address:
| Area | Key requirement or standard | How we help |
|---|---|---|
| Fixed electrical installation | Electricity at Work Regulations 1989; BS 7671 and IET Guidance Note 3 | Periodic inspection and testing (EICR), remedial works and certification |
| Emergency lighting | BS 5266-1 and fire safety legislation | Monthly functional tests, annual full-duration tests, log books and repairs |
| Portable equipment | Electricity at Work Regulations 1989; IET Code of Practice | Risk-based PAT testing and in-service inspection |
| Fire detection and alarms | BS 5839-1 | Inspection, servicing, fault repair and new installations |
| Building maintenance | Planned schedules, often based on SFG20 | Planned preventive maintenance and reactive call-outs |
| Higher-risk residential buildings | Building Safety Act 2022 | Accurate records, asset information and well-maintained safety systems |
Not sure which apply to you? That is exactly what our free site visit is for. We will help you understand your obligations, review the records you already hold and recommend a sensible, prioritised plan — so you spend money where it matters most.
How we work
From first call to ongoing support
A clear, consistent process means you always know what happens next.
Enquiry
Call 020 8859 7512, email [email protected] or use our contact form. Tell us about your building, the work you need and any deadlines — such as an insurance renewal or audit.
Free site visit
We arrange a free, no-obligation site visit or initial discussion to understand the installation, access arrangements, operational constraints and the regulations that apply.
Proposal
You receive a clear proposal setting out scope, programme, assumptions and price, so you can compare like with like and get internal approval.
Delivery
Our qualified engineers carry out the work under site-specific RAMS, following your permit and isolation procedures and keeping disruption to a minimum.
Certification & reporting
We issue the appropriate certificates and reports — such as EICRs, emergency lighting certificates or Electrical Installation Certificates — with any defects clearly prioritised.
Ongoing support
We schedule re-tests, plan remedial works, provide reactive support and help you plan ahead, so compliance never slips between visits.
Sectors we serve
Services shaped around your sector
The same EICR or maintenance visit looks very different in an airport kitchen, a retirement village and a public-sector building. We tailor access, timing and reporting to each environment.
- Airport compliance — commercial kitchens, restaurants and retail outlets at six major airports.
- Retirement living — maintenance, life safety and refurbishment in residents’ homes and communal areas.
- Commercial — offices, retail, hospitality and industrial premises.
- Public sector — healthcare, transport and public estates.
