Terms and Conditions

The terms that apply when you use the JKS London website, request a quotation or book electrical compliance and maintenance services online.

These terms and conditions explain the rules for using the JKS London website and the terms on which we supply services booked through our website, including through our “Book a Service” shop. Please read them carefully before you use the site or place a booking.

Last updated: 19 October 2026

Part A covers use of our website. Part B covers quotations, online bookings and the supply of our services. Where you have signed a separate written contract, framework agreement or purchase order terms with us, those documents will take priority over Part B to the extent that they conflict. Our Privacy Policy, Cookie Policy and Disclaimer also apply.

1. About us

This website is operated by JKS London Ltd (“JKS London”, “we”, “us” or “our”), a private limited company registered in England and Wales. Our company details can be checked on the Companies House register. We are an NICEIC-approved electrical and M&E contractor.

2. Definitions

  • “Consumer” means an individual acting for purposes wholly or mainly outside their trade, business, craft or profession, for example a homeowner booking work at their own home.
  • “Business customer” means anyone who is not a consumer, including companies, landlords letting property as a business, managing agents, public bodies and charities.
  • “Services” means the inspection, testing, certification, maintenance, installation or other services we agree to provide, and “site” means the premises where they are carried out.
  • “Contract” means your booking or accepted quotation, these terms and any document they refer to.

Part A – Website terms of use

3. Using our website

By accessing or using this website you agree to these website terms. If you do not agree, please do not use the site. We make the website available free of charge, but we do not guarantee that it, or any content on it, will always be available or uninterrupted. We may suspend, withdraw or change all or part of the site for business or operational reasons.

The website is intended for use by people in the United Kingdom. The information on it is general in nature and is not a substitute for a site-specific inspection by a qualified person; please see our Disclaimer. Tools such as our EICR cost calculator provide indicative estimates only and do not form an offer or quotation.

4. Acceptable use

You may use our website only for lawful purposes. You must not:

  • use the site in any way that is unlawful or fraudulent, or submit false or impersonated information through our forms or checkout;
  • knowingly introduce viruses, malware or other harmful code;
  • attempt to gain unauthorised access to the site, its server or any connected system, or attack it through denial-of-service or brute-force login attempts;
  • use automated tools to scrape or harvest content or data, other than standard search-engine indexing; or
  • interfere with the site’s security features, including the firewall and login protection.

Breaching these rules may be a criminal offence under the Computer Misuse Act 1990. We may report any such breach to the relevant authorities, and your right to use the site will end immediately. We do not guarantee that the site will be free from bugs or viruses, so please use your own virus protection software.

5. Accounts and passwords

If you create an account to manage your bookings, you are responsible for keeping your login details confidential and for all activity under your account. We may disable any account if we reasonably believe you have failed to comply with these terms.

6. Intellectual property

We own, or are licensed to use, all intellectual property rights in the website and its content, including text, graphics, page layouts, logos, downloadable guides and calculators. These works are protected by copyright and other laws in the UK and worldwide.

You may view and print reasonable extracts of pages for your own reference or for internal use within your organisation, provided you do not modify them and you acknowledge JKS London as the source. You must not use any part of the content for commercial purposes without our written permission. Some photographs on this site are used under open licences and are credited on our Image credits page; those images remain subject to their own licence terms. Accreditation logos, such as NICEIC, CHAS and SafeContractor, are the property of their respective owners and are shown to indicate our membership or approval.

If you believe that content on our website infringes your copyright, please see our DMCA and Copyright Policy.

7. Links to and from our website

Links to third-party sites are provided for your information only; we have no control over them and accept no responsibility for them. You may link to our home page provided you do so fairly and lawfully and do not suggest any form of association, approval or endorsement on our part where none exists.

Part B – Quotations, bookings and services

8. Quotations and site surveys

We offer a free, no-obligation site visit or initial discussion for many projects. Following a survey, or based on the information you give us, we may provide a written quotation.

  • A quotation is valid for the period stated on it or, if no period is stated, for 30 days from its date.
  • Quotations are based on the information available to us, such as the size of the installation, the number of circuits, luminaires or appliances, and the access described. If conditions on site differ materially, we will agree any change in price with you before carrying out additional work.
  • Prices on our website and on standard booking products are for the scope described on the relevant product page. Where your site falls outside that scope, we will contact you to agree a revised price before work starts, and you may cancel without charge if you do not wish to proceed.
  • Remedial work identified during an inspection (for example, items coded C1, C2 or FI on an EICR) is not included in the price of the inspection unless stated. We will provide a separate quotation, except where immediate action is needed to make a dangerous situation safe, as explained in clause 13.

9. How a contract is formed

9.1 Online bookings

When you place a booking through our Book a Service pages, you will receive an automated email acknowledging your order. This acknowledgement does not mean that we have accepted your booking. A contract is formed when we send you a booking confirmation, either by email or by confirming an appointment date with you. We may decline a booking, for example if the site is outside the areas we cover, the scope is unsuitable for a fixed-price booking, or we are unable to provide the service. If we decline a booking after you have paid, we will refund you in full.

9.2 Quoted work

For quoted work, a contract is formed when you accept our quotation in writing (including by email or purchase order) and we confirm acceptance, or when we begin work at your request, whichever is earlier.

10. Prices and VAT

All prices are in pounds sterling (GBP).

  • Prices on our Book a Service pages state whether they include or exclude VAT. Where a price is shown as “inc. VAT”, it includes VAT at the current rate. Where it is shown as “ex. VAT”, VAT will be added at checkout at the applicable rate.
  • Quotations to business customers are normally exclusive of VAT, which will be added at the prevailing rate.
  • If we discover that a price on our website was clearly and obviously wrong, we are not obliged to supply the service at the incorrect price. We will contact you to ask whether you wish to proceed at the correct price or cancel.

11. Payment terms

11.1 Online bookings

Online bookings are paid at checkout or by invoice, as shown at checkout for the relevant service. Card payments are processed securely by our payment gateway provider(s). Where “pay by invoice” is offered, payment is due on the terms stated on the invoice.

11.2 Business customers

Unless otherwise agreed in writing, invoices to business customers are payable within 30 days of the invoice date. For larger projects we may require a deposit or stage payments, which will be set out in the quotation. If a business customer does not pay on time, we may charge interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998 and may suspend further services until payment is received, after giving you notice.

11.3 Consumers

Consumers will be told the payment terms at the time of booking or in our quotation. Where payment is not made at checkout, invoices are payable within 14 days of the invoice date unless otherwise agreed. If you dispute an invoice in good faith, please tell us promptly; we will not charge interest on the disputed amount while we try to resolve it.

12. Access and site responsibilities

Electrical inspection, testing and installation work can only be carried out safely and efficiently if the site is prepared properly. You agree to:

  • provide safe, timely and unobstructed access to the site and to all areas, distribution boards, plant rooms, risers, ceiling voids and equipment included in the scope;
  • make sure we have the authority of the owner, landlord or occupier to carry out the work, and obtain any necessary permissions, including airside or security passes where relevant;
  • agree in advance any isolation windows during which the electrical supply to all or part of the installation can be switched off, and inform occupiers, tenants and anyone else affected. Isolation is required for many tests; where it is not possible, we will agree a limitation with you and record it on the certificate or report;
  • tell us about any equipment that must not be switched off, such as IT servers, medical equipment, refrigeration, life-safety or security systems, and take responsibility for backing up data and protecting sensitive equipment before isolation;
  • provide your asbestos register or management survey, and any other information about hazards on site, before work starts, as required under the Control of Asbestos Regulations 2012 for non-domestic premises. We will not disturb any material that may contain asbestos until it has been confirmed safe;
  • provide copies of previous certificates, reports, drawings and schematics where available; and
  • comply with your duties as a client under the Construction (Design and Management) Regulations 2015, where they apply to the work.

If we are unable to carry out the work on the agreed date because access is not available, isolation is refused, or the site is unsafe, we may charge a reasonable aborted-visit fee to cover our wasted costs. We will tell you the amount in advance where possible, and consumers will not be charged more than our reasonable costs.

13. Carrying out the services

We will carry out the services with reasonable care and skill, using suitably qualified and competent operatives, and in accordance with the relevant parts of BS 7671 (the IET Wiring Regulations), the Electricity at Work Regulations 1989 and other applicable standards, such as BS 5266-1 for emergency lighting and the IET Code of Practice for in-service inspection and testing of electrical equipment.

We may use approved subcontractors for specialist parts of the work, but we remain responsible for their performance.

If, during our work, we identify a defect that presents an immediate danger to people or property, we will tell the person responsible for the site straight away. Where it is safe and appropriate to do so, we may make the situation safe, for example by isolating the affected circuit or equipment. Where making safe requires more than isolation or minor work, we will seek your agreement before proceeding, unless there is an immediate risk to life.

Appointment times are estimates, and we will tell you promptly if we are delayed. We are not responsible for delays caused by events outside our reasonable control (see clause 21).

14. Certificates and reports

Depending on the service, we will issue the relevant documentation, which may include:

  • Electrical Installation Condition Reports (EICRs) for periodic inspection and testing, including observations coded C1, C2, C3 or FI and a recommended date for the next inspection;
  • Electrical Installation Certificates and Minor Electrical Installation Works Certificates for new work;
  • emergency lighting certificates and test records;
  • PAT testing records, including an asset register and results for each item tested; and
  • maintenance, witness testing, thermal imaging or condition reports, as described in your quotation.

We aim to issue certificates and reports within the timescale stated in your quotation or booking. Certificates relate to the condition of the installation or equipment at the time of inspection only, and are subject to any limitations recorded on them. Unless otherwise agreed, documentation is released once the relevant invoice has been paid. You are responsible for keeping certificates safe and passing them to anyone who needs them, such as landlords, insurers, fire risk assessors or future occupiers. Please read our guide to EICR observation codes for help understanding your report.

15. Rescheduling and cancellation by business customers

Business customers may reschedule or cancel a confirmed appointment by giving us at least 48 hours’ notice before the start time. If less than 48 hours’ notice is given, or our operatives are unable to gain access on arrival, we may charge for the time and costs reasonably incurred, including any materials ordered specifically for your job. Cancellation of quoted projects after work has begun is subject to payment for work done and materials ordered up to the date of cancellation, together with any other costs set out in the quotation or contract.

16. Your right to cancel if you are a consumer

If you are a consumer and you book our services online, by telephone or email, or away from our business premises (for example, after a site visit at your home), you have a legal right to cancel the contract under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

16.1 The cancellation period

You can cancel within 14 days of the day after the contract is formed, without giving any reason.

16.2 If you ask us to start within the 14 days

We will not start work during the cancellation period unless you expressly ask us to. If you ask us to start work within the 14-day period and then cancel:

  • you must pay us an amount that is in proportion to the services supplied up to the time you tell us you are cancelling, compared with the full scope of the contract; and
  • if the services have been fully performed within the cancellation period, you will lose the right to cancel, provided you acknowledged when making your request that you would lose that right once the work was complete.

16.3 How to cancel

To cancel, tell us clearly, for example by emailing [email protected], calling 020 8859 7512 or writing to us at the address in clause 1. Please include your name, address, order or quotation number and the date of your booking. You may use the model cancellation form below, but you do not have to. To meet the deadline, it is enough to send your notice before the 14-day period ends.

I hereby give notice that I cancel my contract for the supply of the following service: [service]

16.4 Refunds

If you cancel in time, we will refund any payment you have made, less any proportionate amount due under clause 16.2, without undue delay and no later than 14 days after the day we are told of your decision to cancel. We will refund you using the same method you used to pay, unless you agree otherwise, and we will not charge a fee for the refund.

16.5 Rescheduling and later cancellation

Outside the 14-day cancellation period, consumers may reschedule a confirmed appointment free of charge by giving us at least 48 hours’ notice. If you cancel after the cancellation period has ended, you may need to pay our reasonable costs already incurred, such as materials ordered specifically for your job, but we will not charge you more than our actual losses.

17. Cancellation or rescheduling by us

We may need to reschedule an appointment because of operative illness, emergencies affecting the safety of another client’s site, severe weather or other events outside our control. We will contact you as soon as possible to arrange a new date. If we cannot offer a suitable alternative, you may cancel and we will refund any amount paid for services not provided. We may also end the contract by notice if you fail to pay sums due, or if we reasonably believe the site is unsafe for our operatives and you do not remedy the problem.

18. Workmanship and guarantees

We stand behind our work. Installation and remedial work is covered by our workmanship guarantee for the period and on the terms stated in your quotation or booking confirmation. Materials and equipment we supply are also covered by the manufacturer’s warranty, which we will pass on to you where we can. A guarantee does not cover:

  • fair wear and tear, or deterioration due to the age of the existing installation;
  • damage caused by misuse, accident, alteration or work carried out by others after we have completed our work;
  • failure to follow manufacturers’ instructions or our recommendations, including recommended maintenance and re-testing intervals; or
  • parts of the installation outside our scope of work.

Inspection and testing services record the condition of the installation at the time of inspection. They are not a guarantee that the installation will remain safe in future or that defects will not arise later.

If you are a consumer, our guarantee is in addition to, and does not affect, your legal rights. Under the Consumer Rights Act 2015 we must carry out services with reasonable care and skill, and if we do not, you are entitled to ask us to repeat or fix the service or, in some cases, to receive a price reduction. Advice is available from Citizens Advice.

19. Our liability

19.1 What we do not exclude

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors; for fraud or fraudulent misrepresentation; or for any other liability that cannot be limited or excluded by law. If you are a consumer, nothing in these terms affects your statutory rights under the Consumer Rights Act 2015.

19.2 If you are a consumer

We are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms or failing to use reasonable care and skill. Loss or damage is foreseeable if it is obvious that it will happen or if, at the time the contract was made, both of us knew it might happen. We are not responsible for loss or damage that is not foreseeable, and we do not supply services to consumers for business use, so we have no liability for loss of profit, loss of business or business interruption.

19.3 If you are a business customer

Subject to clause 19.1:

  • we will not be liable, whether in contract, tort (including negligence), breach of statutory duty or otherwise, for any loss of profit, revenue, business, contracts, goodwill or anticipated savings, loss or corruption of data, or any indirect or consequential loss;
  • we will not be liable for losses arising from interruption of supply during agreed isolation windows, or from the failure of equipment that was already defective, provided we have acted with reasonable care; and
  • our total liability arising under or in connection with a contract will be limited to the amount stated in the quotation or contract or, if no amount is stated, to the total price paid or payable for the services under that contract, except for damage to physical property caused by our negligence, which will be limited to the extent of our insurance cover.

19.4 Website

Our website is provided free of charge for general information. To the extent permitted by law, we exclude all conditions, warranties and representations relating to it, and we will not be liable to any user for loss or damage arising from use of, or reliance on, the website content. See our Disclaimer.

20. Insurance

We maintain insurance appropriate to our business, including public liability and employer’s liability insurance. Details can be provided on request, for example for supplier pre-qualification.

21. Events outside our control

We will not be responsible for any delay or failure to perform caused by events outside our reasonable control, including extreme weather, flooding, fire, failure of the public electricity supply, pandemic, industrial action not involving our own staff, supply chain shortages, restrictions imposed by public authorities, or access restrictions at airports and other secure sites. If such an event affects our services, we will contact you as soon as possible and take reasonable steps to minimise the delay.

22. Complaints

We want you to be completely satisfied with our work. If you are not, please tell us as soon as possible so we can put things right.

  1. Raise it with us. Contact the operative or project lead on site, or email [email protected] with “Complaint” in the subject line, giving your order or job number and details of the problem. You can also call 020 8859 7512 or write to the address in clause 1.
  2. Acknowledgement and investigation. We will acknowledge your complaint promptly. A member of our management team will investigate, which may include a return visit to the site, and will give you a full written response, keeping you updated if more time is needed.
  3. Escalation. If you are not satisfied with our response, you can ask for the complaint to be reviewed by a director.
  4. External routes. As an NICEIC-approved contractor, we are subject to NICEIC’s complaints process concerning the technical standard of notifiable electrical work. Consumers may also seek help from Citizens Advice.

Complaints about how we handle personal data are dealt with under our Privacy Policy.

23. General

  • Personal data: we use personal data only as set out in our Privacy Policy.
  • Changes: we may revise these terms from time to time. The version in force when you book or accept our quotation applies to that contract.
  • Transfer: we may transfer our rights and obligations to another organisation without affecting your rights. You may transfer yours only with our written consent.
  • Third parties: no one other than you and us has any right to enforce these terms under the Contracts (Rights of Third Parties) Act 1999.
  • Severability and waiver: if any part of these terms is found unenforceable, the rest continues in effect. A delay in enforcing these terms does not prevent us from doing so later.

24. Governing law and jurisdiction

These terms, your use of our website and any contract between us are governed by the law of England and Wales. Disputes will be subject to the exclusive jurisdiction of the courts of England and Wales, except that if you are a consumer living in Scotland or Northern Ireland, you may also bring proceedings in your local courts.

If you have any questions about these terms, please contact us before placing your booking. You can also read our Accessibility Statement if you need information in a different format.
