General

Who are JKS London?

JKS London Ltd is an NICEIC-approved electrical and M&E contractor and facilities-management partner, set up in 2004 and based in Sidcup, Kent. We help organisations keep their buildings safe, compliant and well maintained. Read more about us.

What services do you provide?

Our services fall into four areas: electrical compliance (including EICR, emergency lighting and PAT testing), planned and reactive maintenance, installations and refurbishment, and facilities management. See our services page for details.

Which sectors do you specialise in?

We focus on airport compliance, retirement living, commercial premises and the public sector, including healthcare. We also work with other property owners and managers.

Do you work in occupied buildings?

Yes. Most of our work takes place in buildings that remain in use, such as offices, restaurants, retirement villages, GP practices and airport outlets. We plan access, timing, isolations and communication with you before work starts, and can work evenings, nights and weekends where needed.

Do you offer a free site visit?

Yes. We offer a free, no-obligation site visit or initial discussion so that we can understand your building, your compliance position and your priorities before we put forward a proposal.

Electrical testing and EICR

What is an EICR?

An Electrical Installation Condition Report (EICR) records the condition of a fixed electrical installation following periodic inspection and testing against BS 7671, the IET Wiring Regulations. It identifies any defects and states whether the installation is satisfactory for continued use. Our EICR guide for commercial properties explains the process in more detail.

How often does a commercial property need an EICR?

The law does not set one fixed interval for commercial premises. IET Guidance Note 3 recommends maximum intervals by type of installation, for example five years for offices, shops and restaurants, three years for industrial premises and one year for swimming pools. The inspector will recommend the next inspection date on the report, which may be sooner depending on condition and use.

What do the codes C1, C2, C3 and FI mean?

C1 means danger present and immediate remedial action is required. C2 means potentially dangerous and urgent remedial action is required. C3 means improvement is recommended. FI means further investigation is required without delay. Any C1, C2 or FI observation results in an unsatisfactory report. Read more in our article on EICR observation codes.

Will testing mean switching off the power?

Some tests require circuits to be isolated, so there will usually be short interruptions to parts of the installation. We agree these in advance and can carry out testing out of hours or in phases so that critical equipment and trading are protected.

Do you also test emergency lighting and portable equipment?

Yes. We carry out emergency lighting testing to BS 5266, including monthly functional checks and annual full-duration tests, and in-service inspection and testing of portable equipment (PAT testing). See our guides to emergency lighting testing and PAT testing.

Can you carry out the remedial works after an EICR?

Yes. We provide a prioritised list of remedial works with the report and can quote for and complete them, then issue the appropriate certification so that your records show the issues have been resolved.

Maintenance contracts

What is the difference between planned and reactive maintenance?

Planned preventive maintenance (PPM) is carried out on a schedule to keep systems in good condition and reduce breakdowns. Reactive maintenance responds to faults as they arise. Most clients benefit from a combination of both. Our article on PPM versus reactive maintenance explains the trade-offs.

What can a maintenance contract cover?

Contracts can cover electrical and mechanical systems, emergency lighting and other life-safety systems, CCTV, door entry and security systems, along with compliance testing and reporting. The scope is tailored to your building and set out in your contract.

How quickly will you respond to a breakdown?

Response arrangements, including any out-of-hours cover, are agreed in your contract or quotation so that they reflect the needs of your building and the level of service you choose.

Will we receive reports after maintenance visits?

Yes. We provide certificates and reports for the work carried out, and can maintain asset registers and schematics as part of our facilities management and asset stewardship services. The format and frequency of reporting are agreed with you.

Booking and payments

Which services can I book online?
How do I pay for an online booking?

Online bookings are paid through the secure checkout on our website, and the payment options available are shown at checkout. For quoted works, payment terms are set out in your quotation.

What happens after I book?

After you book, we will contact you to confirm the visit date, access arrangements and any site details we need. If anything about your premises means the fixed-scope service is not suitable, we will discuss the options with you before work goes ahead.

Can I get an estimate before booking?

Yes. Our EICR cost calculator gives an indicative figure, and for larger or more complex sites we are happy to provide a tailored quotation after a free site visit or initial discussion.

Can I change or cancel a booking?

Please contact us as early as possible if you need to change a booking. Cancellation terms are set out in our terms and conditions.
