This website disclaimer explains the basis on which JKS London Ltd provides the information, articles, tools and case studies on this website. We publish this content to help facilities managers, landlords, property managers and other duty holders understand their electrical and building-services responsibilities, but it cannot replace advice tailored to a specific building.

This disclaimer should be read together with our Terms and Conditions, Privacy Policy and Cookie Policy. By using this website you accept this disclaimer.
1. General information only
The content on this website, including service descriptions, sector pages, blog articles, guides, FAQs and downloadable material, is provided for general information purposes only. It is intended to give an overview of topics such as electrical inspection and testing, emergency lighting, fire alarm maintenance, PAT testing, planned maintenance and facilities management.
Nothing on this website constitutes professional, technical, legal, financial or health and safety advice on which you should rely for a particular decision. Every building, installation and organisation is different. Your obligations will depend on factors such as the type and use of the premises, the age and condition of the installation, the occupants, your lease or management arrangements, your insurers’ requirements and any guidance issued by enforcing authorities.
2. Not a substitute for a site-specific inspection
Electrical installations and building services can only be properly assessed by a competent, qualified person who has inspected them on site. Our articles and guides explain general principles. They do not tell you whether a particular installation is safe, whether it complies with BS 7671 or other standards, or what remedial work is required.
If you have any concern about the safety of an electrical installation, emergency lighting system, fire alarm system or other equipment, you should arrange for it to be inspected by a suitably qualified and competent person. If you believe there is an immediate danger, isolate the supply if it is safe to do so, keep people away and seek urgent help. You can contact us to arrange an inspection or a free, no-obligation site visit.
3. Standards and legislation change
We make reasonable efforts to keep our content accurate and up to date when it is published. However, British Standards, regulations, guidance and codes of practice are revised from time to time. For example, BS 7671 is amended periodically, and guidance from bodies such as the Health and Safety Executive, the IET and the NICEIC may change. An article that was accurate when written may become out of date.
Where we refer to legislation or standards, you should check the current version from the official source, such as legislation.gov.uk, the Health and Safety Executive or the IET, or ask a competent person for advice.
4. Articles, guides and blog posts
Our blog articles are written to share practical knowledge from our industry experience. They summarise complex topics and may simplify technical or legal points to make them easier to understand. Any inspection frequencies, maintenance intervals, timescales or typical costs mentioned are general indications only. The intervals that apply to your premises should be determined by a competent person taking account of the type of installation, its use, its condition and any previous inspection results.
Examples, checklists and templates are illustrative. Before using them in your own organisation, you should adapt them to your circumstances and check that they meet your legal duties and the requirements of your insurers and other stakeholders.
5. EICR cost calculator and other online tools
Our EICR cost calculator, and any other calculator or estimating tool on this website, gives indicative estimates only. The figures it produces:
- are based on the limited information you enter and on typical assumptions about installations of a similar size and type;
- do not take account of site-specific factors such as access restrictions, out-of-hours working, isolation limitations, the condition of the installation, travel and parking, or the number and type of circuits actually found on site;
- do not include remedial work, which can only be priced after an inspection has been completed;
- may not include VAT, depending on how the result is displayed; and
- do not constitute a quotation, offer or contract.
A firm price can only be given in a written quotation issued by us after we have reviewed your requirements and, where necessary, visited the site. Prices on our Book a Service pages apply only to the scope described on each product page and are subject to our Terms and Conditions.
6. Case studies and project descriptions
Our case studies and project descriptions reflect individual projects carried out for particular clients, in particular buildings, under particular conditions. The scope, approach, timescales and outcomes of those projects depended on circumstances specific to them. They are not a promise or guarantee that we will achieve the same or similar results on your project, and they should not be relied on as an indication of the cost or programme of any other work.
References to clients, sites or sectors do not imply that those clients endorse any particular statement on this website unless we expressly say so.
7. Testimonials and reviews
Any testimonials or reviews that appear on this website reflect the personal experience and opinion of the individual client or reviewer about a specific project. They are not necessarily representative of every client’s experience and are not a guarantee of future performance. Where we publish testimonials, we do not edit them in a way that changes their meaning.
8. Accreditations and third-party marks
We display the logos of accreditation and membership bodies, such as NICEIC, CHAS and SafeContractor, to show that we hold the relevant approval or membership. These marks belong to their respective owners. Information about what each scheme covers is available from the scheme operator, and you can verify our status directly with them. Please see our Accreditations page for more information.
9. External links
This website contains links to websites operated by third parties, including government bodies, regulators, standards organisations, trade associations and suppliers. These links are provided for your convenience and information only. We do not control those websites and are not responsible for their content, availability, accuracy, security or privacy practices. A link does not mean that we endorse the website, its owner or anything it offers. You use external websites at your own risk and subject to their terms.
10. Professional advice
If you need advice about your legal duties, for example under the Electricity at Work Regulations 1989, the Regulatory Reform (Fire Safety) Order 2005, the Building Safety Act 2022 or a lease or management agreement, you should seek advice from an appropriately qualified professional, such as a solicitor, a fire risk assessor, a building surveyor or a chartered engineer, as well as from a competent electrical contractor. We are happy to provide technical advice on electrical and M&E matters as part of our services, but such advice is given only under a contract with us and on the terms of that contract.
11. Errors and omissions
Although we take care in preparing our content, it may contain technical inaccuracies, typographical errors or omissions. We do not warrant that the information on this website is complete, accurate, current or suitable for any particular purpose. We may correct, update or remove content at any time without notice, but we are under no obligation to update any particular page.
If you spot an error, we would be grateful if you could let us know by emailing [email protected] so that we can review it.

To the fullest extent permitted by law, JKS London Ltd excludes all liability for any loss or damage, whether direct, indirect or consequential, arising from the use of, or reliance on, any information, tool or content on this website, or from the use of any linked website. This includes, without limitation, loss of profit, loss of business, loss of data, business interruption or costs arising from decisions made on the basis of website content.
Nothing in this disclaimer limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded under the law of England and Wales. Nothing in this disclaimer affects your statutory rights as a consumer.
Where we provide services to you under a contract, our liability in relation to those services is governed by that contract and our Terms and Conditions, not by this disclaimer.
13. Availability of the website
We do not guarantee that this website, or any content on it, will always be available, uninterrupted, secure or free from errors or viruses. We may suspend or restrict access to all or part of the site for maintenance, security or business reasons.
14. Governing law
This disclaimer is governed by the law of England and Wales, and any disputes relating to it are subject to the jurisdiction of the courts of England and Wales.
