Building & fabric
Refurbishment and building fabric works
Many projects need more than an electrician. Our qualified tradespeople handle the building and fabric works that go hand in hand with M&E upgrades — so you do not have to coordinate separate trades.
- Full refurbishments of offices, retail units, communal areas and residential apartments
- Bathroom and en-suite refurbishments, including in retirement living, designed around residents’ safety and accessibility
- Redecoration of communal areas, corridors and individual units
- Building fabric repairs — making good, joinery, ceilings and finishes after M&E works
- Minor works — additional circuits, alterations and small upgrades, certified properly
In retirement villages we understand that we are working in people’s homes. We agree timings with residents and site teams, keep areas clean and safe, and communicate clearly throughout. Read more about our retirement living work.
Energy & efficiency
LED lighting upgrades and EV charging installations

LED lighting upgrades
Replacing older fluorescent and discharge lighting with LED, combined with presence detection and daylight dimming, can significantly reduce energy use and maintenance. We survey existing lighting, propose suitable fittings and controls, and install with minimal disruption — often out of hours.

EV charging
EV charge points add significant load to a building’s supply. We assess capacity, design the circuits and earthing arrangements to meet the requirements of BS 7671 for electric vehicle charging, install the units and provide full certification.

Installation work in occupied and sensitive buildings
Most of our projects take place in buildings that cannot simply close. We plan every stage around the people who use them.
Airports
Works in kitchens, restaurants and retail units planned around trading hours, airside security and permit-to-work systems. Airport compliance
Retirement living
Phased works in residents’ homes and communal areas, with clear communication and tidy, safe working areas.
Healthcare & public sector
Careful isolation planning, infection-control awareness and coordination with estates teams. Public sector
Offices & retail
Out-of-hours and weekend working to keep staff productive and shops trading. Commercial
One team
Why use one contractor for M&E and building works?
Refurbishment projects often stall at the interfaces between trades — the electrician waiting for the ceiling, the decorator waiting for second fix, nobody owning the snagging list. Using one contractor with in-house electrical, mechanical and building-fabric capability removes those gaps.
- One programme that sequences every trade, reducing time on site and disruption
- One point of accountability for safety, quality and handover — no finger-pointing between subcontractors
- Consistent standards because our own trained people carry out the work
- Simpler aftercare, as the team that installed your systems can also test and maintain them through our maintenance services
Our process
How we deliver installation and refurbishment projects
Free site visit & brief
We visit the site, understand your objectives, constraints and budget, and review any existing drawings and certificates.
Design & proposal
We develop the scope, specification and programme and provide a clear, itemised proposal so you know exactly what is included.
Planning & mobilisation
A dedicated project manager prepares RAMS, coordinates access, permits, isolations and materials, and agrees phasing with your team.
Installation
Our in-house engineers and tradespeople deliver the works safely, keeping the site tidy and your team updated on progress.
Testing & commissioning
Every installation is inspected, tested and commissioned before handover, with defects resolved before we leave.
Handover & aftercare
You receive certificates, test results, as-installed information and O&M details, plus ongoing maintenance support if required.
Standards
Compliant, certified and documented
All electrical installation work is designed, installed and verified to BS 7671 and certified through our NICEIC registration. Depending on the scope, you will receive an Electrical Installation Certificate or a Minor Electrical Installation Works Certificate, together with schedules of inspections and test results.
Fire alarm and emergency lighting installations are commissioned and certified against their relevant British Standards, and we make sure your records are ready for fire risk assessors, insurers and building control where needed.
At handover
What you receive
- Electrical installation certification to BS 7671
- Commissioning certificates for fire alarm and emergency lighting systems
- Updated circuit charts and distribution board schedules
- As-installed drawings and schematics where agreed
- Manufacturer information and operating guidance
- Recommended inspection and maintenance intervals
Planning checklist
Before you start a refurbishment or installation project
A little preparation makes any project smoother. Before we visit, it helps to gather the following — and if you do not have it all, we can help fill the gaps:
- Your most recent EICR and any previous installation certificates
- Existing drawings, schematics or asset registers
- The current fire risk assessment and any actions relating to the works area
- An asbestos survey suitable for the planned works (a refurbishment survey where intrusive work is involved)
- Site rules, permit-to-work procedures and access or vetting requirements
- Key dates — trading peaks, resident events, audits or lease deadlines
In dwellings, including apartments and retirement homes, certain electrical work is also notifiable under the Building Regulations. We will confirm at proposal stage whether notification applies and how it will be handled, so nothing is missed at handover.
