Case study
A comprehensive electrical fit-out for a prestigious penthouse development
JKS London was appointed as electrical contractor for Vincent Estates Ltd’s development of penthouse apartments at Cambridge Court.
The project called for a complete electrical fit-out, from the LV sub-main distribution system through to landlord’s services and the electrical systems within each apartment, including specialist lighting, fire alarm and door entry systems.
The client
Vincent Estates Ltd developed Cambridge Court as a prestigious residential scheme of penthouse apartments. A development of this calibre needs electrical services that are safe and compliant, and that also match the quality and finish buyers expect from high-end homes.
The brief and challenge
The brief was to deliver the full electrical installation across both the shared and private parts of the building. That meant delivering an installation that works on two levels.
For the building as a whole, the landlord needed a robust distribution system and reliable supplies for common areas and shared services. For each apartment, residents needed a high-quality installation with specialist lighting and the safety and security systems that modern homes require.
Bringing these elements together on a single residential development requires careful co-ordination with other trades, clear separation between landlord and tenant supplies, and attention to detail in finished areas.
Our scope
As appointed electrical contractor, JKS London delivered a comprehensive electrical fit-out comprising:
- LV sub-main distribution system serving the development.
- Landlord’s lighting and power supplies.
- Tenants’ electrical systems within the apartments.
- Specialist lighting.
- Fire alarm systems.
- Door entry systems.
How we delivered
Distribution first
The LV sub-main distribution system forms the backbone of the installation, providing a clear, well-organised route for supplies to landlord areas and individual apartments.
Finish and detail
Specialist lighting in a high-end residential setting has to look as good as it performs, so positioning, alignment and finish all matter.
Safety and security
Fire alarm and door entry systems protect residents and control access to the building, and are integral to how the development operates.
Separating landlord and tenant installations gives the building’s managers a clear picture of what they are responsible for, and gives each apartment owner an installation that is distinct from shared services. All work was carried out to BS 7671 by an NICEIC-approved contractor.
Outcome
Cambridge Court received a complete electrical installation, from distribution through to finished apartments, delivered by a single accountable contractor. Combining the LV distribution, landlord’s services, tenants’ systems, specialist lighting, fire alarm and door entry under one appointment gave Vincent Estates Ltd one point of responsibility for the electrical package.
The project shows the range of work JKS London can take on, from the main distribution of a building to the finished details residents see every day.
