Sectors We Serve

JKS London delivers electrical compliance, maintenance and refurbishment for airport concessions, retirement villages, commercial premises and public-sector buildings.

Who we work with

Specialist knowledge for the buildings you are responsible for

Since 2004, JKS London has helped organisations keep their buildings safe, compliant and working. We are an NICEIC-approved electrical and M&E contractor and facilities-management partner, based in Sidcup, Kent, and we work across London and the South East.

Every sector has its own rules, risks and pressures. A commercial kitchen in an airport terminal faces different constraints from a retirement village, a city-centre office or a GP practice. Our job is to understand the regulations, procedures and legislative requirements you need to address, and then deliver the work in a way that suits the people who use your building every day.

That is why we organise our expertise around four sectors. Each one draws on the same core services but applies them with the specific knowledge, vetting, scheduling and documentation that the setting demands.

What stays the same

The services behind every sector

Whichever sector you work in, you can call on the same four service lines. This means one contractor can look after testing, maintenance, improvement works and long-term planning, rather than you co-ordinating several suppliers.

Electrical compliance

EICR and periodic fixed-wire testing to BS 7671, emergency lighting testing to BS 5266, PAT testing, witness testing and consultancy, plus asset registers, schematics and change-control support.

Maintenance

Planned and reactive electrical and mechanical maintenance, emergency lighting and life-safety systems, CCTV, door entry and security systems.

Maintenance

Installations & refurbishment

Building and fabric works, M&E installation and full refurbishment, from minor works through to turnkey projects.

Facilities management

What changes by sector

How we adapt to your environment

Good electrical work is only part of the job. In a live building, how the work is planned and carried out matters as much as the technical result. Before we start, we look at four things with you.

  • Access and security: vetting, passes, escorts and controlled areas, from airside zones to clinical spaces and residents’ homes.
  • Timing: out-of-hours, overnight or phased working so that trading, care or public services carry on as normal.
  • Permits and landlord rules: permit-to-work systems, isolation procedures, fire alarm isolations and the requirements of airport operators, landlords and estates teams.
  • Documentation: certificates, test results, remedial schedules and asset information presented the way your auditors, insurers and managing agents need it.

This approach is reflected in our project work. Our case studies include residential developments, professional and heritage premises, industrial units, a retirement-village leisure pool and a GP practice.

Why sector knowledge matters

Fewer surprises, better records, less disruption

The legal duties behind electrical safety are broadly the same everywhere. The Electricity at Work Regulations 1989 require electrical systems to be maintained so far as is reasonably practicable to prevent danger, and the Regulatory Reform (Fire Safety) Order 2005 places duties on the responsible person for emergency lighting and fire detection. What differs between sectors is how those duties are managed in practice.

An airport operator may need method statements and permits weeks before a contractor sets foot airside. A retirement village needs staff who are comfortable working around residents and who keep them informed. A healthcare estates team may expect work to follow NHS technical guidance and infection-control procedures. A multi-site retailer wants consistent reporting across every branch so it can compare sites and plan budgets.

When your contractor already understands these expectations, you spend less time briefing, chasing and correcting. Works are planned properly from the outset, the right people arrive with the right clearances, and the paperwork that comes back is ready to file. That is the value we aim to bring to every sector we serve.

If your organisation does not fit neatly into one of these sectors, we would still like to hear from you. Many of the buildings we look after, such as mixed-use developments, professional premises and heritage properties, combine features of several sectors.

FAQ

Frequently asked questions

Which sectors does JKS London work in?

We focus on four sectors: airport compliance, retirement living, commercial premises and the public sector, including healthcare. We also support other property owners and managers across London and the South East.

Can you work in occupied buildings without disrupting operations?

Yes. Much of our work takes place in buildings that stay open, so we plan access, out-of-hours working where needed, isolations and communication with you before starting on site.

Do you provide the same services in every sector?

Our core services of electrical compliance, planned and reactive maintenance, installations and refurbishment, and facilities management are available in every sector. We adapt the way we deliver them to the rules and risks of each environment.
