Commercial

Electrical testing, maintenance, LED upgrades, fit-outs and multi-site programmes for offices, restaurants, retail, depots and industrial premises across London and the South East.

Commercial

Electrical compliance and maintenance for working buildings

From offices and restaurants to retail units, depots and industrial premises, JKS London keeps commercial buildings safe, compliant and productive. We have been doing it since 2004.

Commercial property has one priority above most others: the business inside must keep running. That means testing, maintenance and improvement works have to be planned around trading hours, production schedules and the people who use the building.

Our commercial clients have included The Restaurant Group, Furniture Hire UK, Bison Concrete and Beta Type Ltd. Each brings a different kind of building and a different set of pressures, and each needs a contractor who understands what compliance looks like in practice.

Building types

The commercial premises we look after

Offices

Landlord and tenant installations, small power, lighting and data-room supplies, with works scheduled around occupiers.

Restaurants and hospitality

Commercial kitchens, front-of-house lighting and life-safety systems in premises that trade late and open early.

Retail

Shop units, showrooms and stores where display lighting, tills and security systems all need to work every trading day.

Depots and warehouses

High-bay lighting, yard lighting, distribution and supplies to equipment in busy logistics and storage sites.

Industrial premises

Three-phase supplies to plant and machinery, harsh environments and installations that must be tested more frequently.

Mixed-use and residential blocks

Landlord’s supplies, communal lighting, door entry and distribution in developments such as Cambridge Court.

Compliance

Testing and inspection that meets your duties

Employers and those in control of commercial premises have legal duties for electrical safety. The Electricity at Work Regulations 1989 require electrical systems to be maintained, so far as is reasonably practicable, to prevent danger. Regular inspection and testing is the accepted way to show that you are meeting that duty, and insurers and landlords increasingly ask to see the evidence.

Emergency lighting

Monthly functional checks and annual full-duration tests to BS 5266, with certification and logbook records for your fire risk assessment.

Emergency lighting testing

Not sure how often your premises need inspecting? Our guide to EICRs for commercial properties explains intervals, what the inspection involves and how to read the results. You can also use the EICR cost calculator for an indicative price.

Industrial premises, commercial kitchens and other demanding environments generally need more frequent attention than a typical office, because heat, moisture, vibration and heavy loads accelerate wear. We take account of how each building is actually used when recommending inspection intervals, so you are not testing too often in low-risk areas or too rarely where the risk is higher.

Energy and improvement

LED upgrades and lighting controls

Lighting is often one of the largest electricity costs in a commercial building, and older fluorescent and discharge fittings are increasingly difficult to source. Replacing them with LED luminaires and suitable controls can reduce energy use and maintenance, and improve the quality of light for staff and customers.

We survey existing lighting, propose suitable replacements and controls such as presence detection and daylight dimming, and install them with minimal disruption. Where emergency lighting is affected, we make sure the upgraded installation still meets BS 5266 and is properly tested and certified.

Fit-outs and refurbishment

From minor works to turnkey fit-outs

Whether you are moving into a new office, refitting a restaurant or reconfiguring an industrial unit, we can deliver the electrical and M&E installation and, where needed, the building and fabric works too. Bringing these together under one contractor simplifies programming and gives you a single point of responsibility.

Typical commercial fit-out and refurbishment work includes:

  • New distribution boards, sub-mains and circuit alterations.
  • Lighting, small power and data containment.
  • Supplies to kitchen equipment, plant and machinery.
  • Emergency lighting and support for fire alarm alterations.
  • CCTV, door entry and access control.
  • Testing, certification and handover documentation.

Our Beta Type case study shows how we approach installation and refurbishment in an industrial setting.

Out-of-hours works

We work when your business does not

Shutting down power to a restaurant at lunchtime or an office during the working day is rarely an option. We plan isolations, testing and installation for evenings, nights and weekends wherever needed, agree the programme with you and your landlord in advance, and make sure supplies are restored and the premises left clean and ready for the next morning.

For premises that never fully close, such as depots, we phase work circuit by circuit so that critical operations stay powered throughout.

Maintenance

Planned and reactive maintenance for commercial sites

Compliance testing tells you the condition of your installation on the day it is inspected. Planned maintenance keeps it that way. A well-designed planned preventive maintenance (PPM) schedule reduces unexpected breakdowns, spreads costs more evenly and gives you a clear record of the care your building has received.

Planned maintenance

Scheduled inspection and servicing of electrical and mechanical systems, emergency lighting and life-safety equipment, CCTV, door entry and security systems, aligned with your compliance calendar.

Reactive repairs

Fault-finding and repairs when something goes wrong, from tripping circuits to lighting failures, with response arrangements agreed in your contract.

Thermal imaging

Thermographic surveys of distribution boards and switchgear can reveal loose connections and overloaded components before they fail.

Reporting

Maintenance and security reports that show what was done, what was found and what needs planning for next.

To compare approaches, read our article on planned preventive maintenance versus reactive maintenance, or look at our planned maintenance plan.

Multi-site programmes

Consistency across your whole portfolio

For restaurant groups, retailers and businesses with several depots or offices, managing compliance one site at a time quickly becomes difficult. Certificates expire on different dates, contractors report in different formats and it becomes hard to see where the real risks are.

  1. Baseline

We gather your existing certificates and asset information and identify gaps, overdue items and priorities across the portfolio.

  2. Programme

We build a rolling schedule that groups visits sensibly by region and aligns testing dates where practical.

  3. Deliver

Our engineers complete the work to a consistent standard, out of hours where needed.

  4. Report

You receive reports in the same format for every site, with remedial works prioritised so you can plan budgets.

  5. Maintain

We keep asset registers up to date and remind you before anything falls due.

Combined with our planned and reactive maintenance and facilities management services, this gives you one partner for the electrical health of your entire estate.

FAQ

Frequently asked questions

How often does a commercial property need an EICR?

There is no single fixed interval in law. IET guidance suggests maximum intervals by type of premises, for example up to five years for offices and shops and shorter for industrial premises, and the inspector will recommend the next inspection date on the report.

Can you carry out testing outside business hours?

Yes. We regularly work evenings, nights and weekends so that testing, isolations and fit-out works do not interrupt trading or office use.

Do you manage programmes across multiple sites?

Yes. We can plan and deliver testing, maintenance or upgrade programmes across a portfolio of sites, with consistent reporting so you can compare locations and plan budgets.

Do you complete remedial works after an EICR?

Yes. We provide a prioritised remedial schedule with the report and can quote for and complete the works, then issue the appropriate certification.

Can you carry out a full fit-out or refurbishment?

Yes. Our installations and refurbishment service covers electrical and M&E installation as well as building and fabric works, from minor works to turnkey projects.
